- Framing & Carpentry — Sister 16 LF of 2x4 wall studs (4 studs @ 4 ft) behind the sink area; replace 9.5 LF of window sill/plate framing (bottom plate @ 3.5 ft + 2 jack studs @ 3 ft); cut out and install an 18 SF section of 3/4 in. exterior plywood subfloor with blocking.
- Insulation — Install 24 SF of R-13 kraft-faced fiberglass insulation in the wall cavities behind the sink and window.
- Drywall & Paint — Hang, tape, mud, sand and prime 27 SF of mold-resistant greenboard on the lower wall beneath the window and the cutouts; prep, caulk and touch up paint on the 3.5 LF window apron trim.
- Debris & Disposal — Haul away damaged lumber, subfloor, drywall scraps and jobsite waste.
Scope: sistering 16 LF of 2x4 wall studs behind the sink area; replacing 9.5 LF of window sill/plate framing; cutting out and installing an 18 SF section of 3/4 in. exterior plywood subfloor with blocking; installing 24 SF of R-13 kraft-faced insulation; hanging, taping, mudding, sanding and priming 27 SF of mold-resistant greenboard; prep, caulk and touch up paint on the 3.5 LF window apron trim; and hauling away the damaged material and jobsite waste.
Notes: jobsite will be left clean once the work is completed. The contractor is not responsible for damage caused inside the home while repairing.
Warranty: 12 months workmanship on the project.
Not included: cabinet or countertop removal and reinstallation; flooring installation; painting of the full room; mold, fungus or disinfectant treatment; permits.
